Optima Engineering provided mechanical, electrical, plumbing, fire protection, technology, and commissioning services for 555 Magnum, a 245,000 SF, 11-story Class A office tower in downtown Durham, adjacent to the Minor League Baseball stadium. The mixed-use development features ground-floor retail, restaurant, and fitness spaces, professional office suites, a rooftop tenant lounge with city views, and an attached parking deck with approximately 650 spaces. Designed to achieve LEED Core & Shell Silver certification, the building incorporates energy-efficient systems, advanced lighting controls, and a web-based building automation system.

In addition to engineering design, Optima led the commissioning of the building automation, mechanical, domestic hot water, and emergency power systems. Through integrated design and rigorous system verification, the project delivers a high-performance workplace that blends modern amenities with architectural elements inspired by Durham’s industrial heritage.
