Optima Engineering provided mechanical, electrical, plumbing, and fire protection engineering design services for Phase XIII Student Housing at the University of North Carolina at Charlotte. The six-story, 145,800 SF residence hall added 408 beds and featured a mix of single and double suites, commons areas, a flexible classroom, a staff apartment, and residence life offices to support primarily first-year students. A signature glass tower serves as a campus landmark, while the design thoughtfully addresses the site’s steep topography through multiple public entrances that enhance accessibility and connectivity to nearby campus amenities. High-efficiency building systems were incorporated to align with university standards and support long-term operational reliability and ease of maintenance.
